Our services and fees are designed to be comprehensive and qualitative without surprising you with excessive or hidden charges.

Industry-Wide Rates

Reasonable Rates

Our rates are reasonable ranking among 24% of property management firms in the industry.

  • ▪  Management fee 7% of the rent amount per lease or a minimum of $75 a month
  •  New lease term admin fee: $25 (applied end of lease term with tenant renewal of annual lease or month to month status)
  •  We have a one-time charge of $50 for any new property processing into our management system. This is due at the time of management agreement signing
  •  If an owner is signing up for leasing and management, the first month's management fee is waived.
  •  Management fees are not assessed until the second month’s rent on a signed and active lease agreement.


  • ▪ Flat rate Lease-Up fee of $595.00
  •  Lease–ups cover costs associated with tenant acquisition including property advertising, property showings, tenant screening, lease prep and signing, and move in–inspection.
  •  New lease term administrative fee: $25 (applied end of lease term with tenant renewal of annual lease or month to month status).

  • Applying for Rental License (License Fee not covered)
  • Maintenance Coordination
  • Two Annual Property Inspections*
  • Rent Collection
  • Coordinating Lead Paint and City/County Inspections as Required by State
  • Respond to all Major Incidents or Damage (2 Emergency visits included)*
  • Maintenance Request fulfillment
  • Monthly Financial Reporting
  • Electronic Payments Processing
  • Lease Enforcement
  • Portal Account
  • Up to 1 quarterly property visit in response to general (non-emergency) maintenance issues (as needed)*

Additional property inspections are optional and incur an additional $50.00 charge per inspection.

*Emergency visits are in response to any incident that is a safety concern, that disrupts the tenant’s ability to remain in the property, that could be potentially be life threatening, or that may result in severe property damage (fire, flood, act of God). Our management package covers 2 emergency visits per year with no additional charge. Additional site visits incur an additional $30.00 per hour charge.
