Our leasing process involves three distinct phases to ensure thoroughness and efficiency - Lease Review and signing, Tenant Education, and Property Walkthrough.
Phase I Lease Review and Signing - Our leasing agents manage the lease signing process with the approved tenant, using our professionally prepared lease. We ensure that all contracts and supporting documents are executed correctly. The 1st month’s rent, deposits and any fees are collected and recorded in accordance with local real-estate laws and financial regulations.
Phase II Tenant Education – Leasing agents address with the new tenant the finer relational details essential to property care and healthy landlord-tenant relationship. Some of the key items discussed are USPMA tenant policy, tenant portal access, maintenance request reporting and fulfillment, and other important tenant covenants to ensure that expectations are set and the landlord-tenant relationship starts off on the right at the onset and remains that way.
Phase III Property Walkthrough - The leasing agent and approved tenant conduct a walk-through to document and establish a property condition baseline. This important walk-through assists in accurately assessing any changes in conditions during inspections and hen the tenant moves out.

USPMA typically conducts move-in, periodic, and move-out inspections. In some cases and depending on the property location additional inspections may be required. For subsidized renal programs or to comply with lead certification laws a specialized inspection has to be arranged.
