Understanding market conditions and setting the correct rate requires a thorough comparative analysis to strike the right pricing balance - the "sweet spot". Being too high when demand low is likely to result in a property that sits and loses money. Although pricing low may increase the potential pool it may result in loses or marginal profits.

We analyze the local market and propose a rate within a range that the market will bear to fill vacancies with quality tenants and to generate reasonable profit margins.

BLUF: USPMA communicates proactively to keep you informed.

Rental Registration is Imperative! Most jurisdiction have some formal fee based process to register your property as a rental. Typically licenses are based on occupancy status and number of units. If you have not already done so USPMA will assist you in obtaining the appropriate licensure for your rental. We'll do the paperwork and invoice you for the cost to register your property. Licensing is important to ensure compliance with the law.

A vacant property means money out of your pocket. Although this vacancy is an inevitable possibility it can be managed through sound marketing and pricing. Our leasing process involves three distinct phases to ensure thoroughness and efficiency - Lease Review and signing, Tenant Education, and Property Walkthrough.

Phase I Lease Review and Signing - Our leasing agents manage the lease signing process with the approved tenant, using our professionally prepared lease. We ensure that all contracts and supporting documents are executed correctly. The 1st month’s rent, deposits and any fees are collected and recorded in accordance with local real-estate laws and financial regulations.

Phase II Tenant Education – Leasing agents address with the new tenant the finer relational details essential to property care and healthy landlord-tenant relationship. Some of the key items discussed are USPMA tenant policy, tenant portal access, maintenance request reporting and fulfillment, and other important tenant covenants to ensure that expectations are set and the landlord-tenant relationship starts off on the right at the onset and remains that way.

Phase III Property Walkthrough - The leasing agent and approved tenant conduct a walk-through to document and establish a property condition baseline. This important walk-through assists in accurately assessing any changes in conditions during inspections and hen the tenant moves out.

A very important aspect of renting is finding and placing quality tenants. The goal of tenant screening is to weed out applicants that are a higher risk for missed payments, damage to your property, or evictions. Collecting rent should be a hassle free process offering the greatest degree of flexibility to tenants to make their payments in person or online. USPMA offers several payment options to include money order, cashier’s check, debit card, ACH transactions or personal check (additional stipulations apply). Online payments processing enables fast processing of ACH and debit card payments to reduce turnaround time.

BLUF: USPMA monitors property health through inspections.

Scheduled inspections of your property both inside and out are beneficial to ensure tenants are complying with the terms of their lease and to assess property conditions.

USPMA typically conducts move-in, periodic, and move-out inspections. Documentation and photographs from these evaluations assist in determining needed maintenance and repairs to maintain your home’s value and avoid costly repairs if left unattended. Inspections also assist in resolving tenant issues that may potentially arise in the future.

In some cases and depending on the property location additional inspections may be required. For subsidized renal programs or to comply with lead certification laws a specialized inspection has to be arranged.

USPMA will coordinate and work with all special inspection authorities to be onsite at time of inspection.
